Data Center Proposed For Clinton County

Frankfort and Clinton County is poised to receive a greenfield data center that covers over 700 acres north of the Frito Lay plant.  A greenfield data center is identified as a newly constructed data center built from the ground up on a previously undeveloped site. 

KNS Radio has obtained document from a number or more than s related to the project. The plan includes multiple individual data center buildings, which will be construction and construction of a ghigh tunnel d in phases. Each building will be completed with interior buildouts such as server racking, mechanical systems, and IT hardware over the span of several years. Altogether, the project encompasses more than 7,000,000 square feet of developed space.

The Frankfort city council will hold a public hearing at 5:30 pm for rezoning the property from A-1 county to General Business classification at their July 23rd meeting at council chambers. 

Upon full buildout, the project is expected to represent a total investment exceeding $10 billion in real and personal property. It is projected to create up to 350 permanent jobs, along with more than 1,000 temporary construction-related positions during the buildout phases.

An additional 115 acres located south of the railroad tracks will be incorporated into the overall project footprint. This area is currently zoned I-1 (Light Industrial) with a Special Exception already approved for data processing uses.

Based on current discussions with prospective users, the development will likely be occupied by a single data center operator. However, the site may be subdivided and shared among two to four operators, each establishing a dedicated campus within the larger project.

Electric power for the facility will be provided by Frankfort Municipal Utilities, primarily through a new electrical substation. This substation will be constructed adjacent to the site on land contributed by the project to the city. The infrastructure upgrade is intended to support this development as well as future manufacturing growth in the area.

Water service will also be provided by the Frankfort Municipal Utilities.

Logistix is a land development company with over 30 years of experience of delivering high-demand sites for the data center.

On the Logistix website, they describe the Frankfort project as “an ideal site for a data center campus which will add to and continue the trend of sizeable projects in Indiana.”

“The site has considerable infrastructure to support development of multiple facilities, including readily available power, water and fiber.”

“It is also uniquely situated in a fast-growing technology corridor which includes the Indiana LEAP District and Purdue University providing for a base of skilled labor and business and residential amenities.”

“Current interest in this site is strong and construction could begin as soon as fall 2025.”

In regards to the public hearing, comments may be submitted at any time. Information to be considered in the Staff Report and distributed to the City Plan members in advance of the meeting must be received seven days prior to the hearing and must be sent to Administrator Don Stock.
